Sometimes a home already has everything it needs — it just needs a fresh set of eyes.

Becky walks through the home with you and identifies what to keep, what to move, what to remove and where a few simple changes can make the biggest difference.

That may mean rearranging furniture, simplifying a room, adjusting art and accessories, improving bedding or styling, or identifying a few pieces worth adding before photography and showings.

The goal is to work with what you already have whenever possible and make the home feel cleaner, brighter and easier for buyers to understand.

For occupied properties, we work with the furnishings already in the home and recommend changes where needed. For vacant staging, Beck & Co develops the furnishing and styling plan for the spaces being staged.

The final spaces are styled with photography and buyer impressions in mind so the home feels welcoming from the moment it hits the market.

Every property is different. Cost depends on whether the home is occupied or vacant, how many rooms need attention and, for vacant staging, how long furnishings will remain in the property.

Can you help if we still live in the house?

Yes. Occupied staging starts with what you already have. Becky can help determine what to keep, move, remove or adjust before photography and showings.

Do I need to stage every room?

Not necessarily. The goal is to focus attention and budget where staging will have the greatest impact. Becky can help identify which spaces matter most for your particular property.

When should I contact you?

Ideally, before listing photos are scheduled. That gives us time to evaluate the property and make the recommended changes without rushing the process.
